The UK government blindsided the industry last week by including a provision to ban upward only rent reviews (for more on this see the first item in the Industry News section at the bottom of this newsletter). The UORR was, historically, a fundamental component of the institutional commercial lease and the funding based on it - but leases have got shorter and the CRE sector has gradually adjusted to more operational risk in recent years, so we are not sure how much, and in which parts of the market, this matters. Let us know what you think and whether we should be lining up with our friends at the BPF to oppose the proposals.
